What is Cash-on-Cash return?
Cash-on-Cash return is the annual pre-tax cash flow divided by the total cash you invested (down payment plus closing and renovation costs). It measures the yearly return on the actual money you put in, not the full property price, which makes it useful for comparing leveraged deals.
How do I calculate cap rate?
Cap rate is calculated by dividing Net Operating Income (NOI) by the purchase price. NOI is your gross rental income minus operating expenses such as tax, insurance, maintenance, and management — but before mortgage payments. A property renting for $24,000/year with $8,000 in expenses and a $320,000 price has a cap rate of 5%.
What counts as a good monthly cash flow?
It depends on the market and your goals, but many investors target at least $100–300 per unit per month after all expenses and loan payments. Positive cash flow gives you a buffer for vacancies and repairs; negative cash flow means you're betting on appreciation alone.
Which expenses should I include for a rental property?
Include property tax, insurance, maintenance (often estimated at 1% of the property value per year), property management fees, HOA/common costs, utilities you cover, and a vacancy allowance of roughly 5–8% of gross rent. Underestimating expenses is the most common mistake in rental analysis.
